Building regulations for a conservatory roof replacement
The rules sound worse than they are, and you do not deal with any of them yourself. Here is what applies, in plain English, and what we handle for you.
Planning permission
In most cases, planning permission is not required for a conservatory roof replacement, because it usually falls under permitted development. We advise you on your own case during the quotation, before any work is agreed.
Building regulations
Building regulations approval is often required when a translucent roof is replaced with a solid insulated one, to make sure the structure and insulation are up to standard. This is the part people worry about and the part you never touch: we make the submission, the work is inspected, and you are handed a Building Control certificate when the job is signed off. Who your Building Control authority is
Building Control depends on where the house is, and we deal with all four authorities across our patch: Cheshire West and Chester Council for Chester, Frodsham and Tarporley; Cheshire East Council for Wilmslow, Knutsford, Nantwich, Prestbury and Alderley Edge; Trafford Council for Hale and Bowdon; and Wirral Council for the Wirral.
